Application for Exterior Modifications
Article VI, Section 2(a) of the Tanterra Homeowners Association (HOA) Declaration of Covenants, Conditions, and Restrictions (Declaration) states “No building, fence, wall, deck, exterior antenna, or other structure, building or improvement shall be erected upon the property, nor shall any exterior addition to or change or alteration therein be made (including change in color) until the plans and specifications showing the nature, kind, shape, height, materials, and location of the same shall have been submitted to and approved in writing as to harmony of external design and location in relation to surrounding structures and topography, and as to compliance with the provisions of this Declaration”
The Tanterra HOA Declaration and the Tanterra HOA Architectural Guidelines on the Tanterra HOA website (Tanterra.com) provide information on architectural changes that are acceptable within the Tanterra community. The homeowner is responsible for obtaining any applicable Montgomery County permits.

Modifications to your home or lot may require the issuance of a building permit by Montgomery County. Contact Montgomery County Department of Environmental Protection for a building permit application.

Issuance of a building permit is not a substitute for approval by the Architectural Committee.

All front, side, and rear lot line easement and stand-off distance requirements must be met.

At least 48 hours before digging, contact “Miss Utility” (1-800-257-777).

Applicants should provide neighboring homeowners with an opportunity to review architectural change plans and express concerns, if any.

Any change must commence within 185 days after Architectural Committee approval of the request and must be completed within 365 days of the date when the physical work was initiated. If these timeframes are not met, a new architectural change request must be submitted.

The applicant is responsible for correcting any changes to drainage from a yard because of activities related to the architectural change.

The applicant is responsible for correcting any damage to common areas or another homeowner’s property, including that caused by water run-off, resulting from a change to their property.
The following maintenance activities do not require submittal of an Architectural Change Request Form:

Repairs to a house.

Repainting a structure the same color.

Reroofing and replacing gutters and downspouts of a house with the same color.

Replacing a door, garage door, or window with an item of similar size, shape, type, and color.

Replacing a structure or fence with a similar structure or fence.

Repaving or resealing a driveway.

Installing solar panels on the roof.

Installing or removing trees, shrubs, other plants, or other landscaping features.
A completed application must be submitted for modifications to the exterior of homes or of lots. The information submitted should permit the Architectural Committee to assess the final appearance of the structure and to confirm that the structure will not detract from the appearance of or to be a hazard to the community. Contract documents that show only the contractor and the cost should not be submitted. An electronic copy of the application is preferred. Fill out and save one of the appropriate forms below. There is a form for each category that you may need an approval for. If you do not see a form that applies to you, use the “Other” form. Multiple forms may need to be used. Send a separate form for each category. Save the forms to your computer and then e-mail to the Chairperson of the Tanterra Architectural Committee.
